The Seller is represented by the Listing Broker who owes fiduciary responsibility to the Seller. The Listing Broker is typically paid a 6% commission on the purchase price. When the Buyer is represented by a Buyer Broker, the Listing Broker’s 6% commission is split 50/50 between the Listing Broker (3%) and the Buyer Broker (3%).

RENTAL MARKET (19,126 available)

Whereas the Seller pays the Broker’s commission in a sales transaction, the Renter pays the Broker’s commission in a rental transaction. The standard rental Broker commission is 15% of the annual rent. (In a slow rental market, the landlord/owner may pay a one month commission to the Broker.)

A Renter can view and lease Landlord / Owner properties on his / her own without paying a Broker commission. Broker Exclusives can only be rented through a Broker, with the typical 15% commission.
